We both bought and sold a home with Tim in 2014 Both transactions went far smoother than they otherwise would have *only* because of Tim's expertise. Sales side - Tim expertly handled all of the pre-sale work for our house, including arranging inspections, lining up handymen and tradespeople, developing a marketing plan, and going to market all with very little support from us. He transformed a fairly lived-in place into a completely fresh model home at very little expense. Tim's pricing advice was spot on. Despite being in a tough location where a few other properties struggled, we had a solid offer in no time (above asking) and Tim saw the deal through to completion. He handled everything he could (of course he can't sign the papers) and made sure we were kept in the loop at all times. Buy s-de - We had a pretty good idea of our "must haves/wants/don't want" and we provided that long list to Tim. He helped us sort through which neighborhoods made the most sense for us, and we toured a number of places throughout the peninsula to get a sense of comparability and tradeoffs of each potential neighborhood. When a perfect house for us suddenly came up in our *ideal* neighborhood, Tim called us immediately and we were on-site at the first opportunity. We toured the house a couple more times in the following days as we were making our decision. Tim's expert guidance helped us craft a perfect offer and avoid the ever-feared "bidding war." (I won't share Tim's tricks of the trade - if you want to know how to do this you have to hire him). Tim also expertly managed our extremely quick closing, while we were laying on the beach in another time zone. Following closing, Tim managed a slew of third-party tradespeople who were required to get the house in tip-top shape before moving in. Takeaways - Tim is extraordinarily professional, knowledgeable, responsive, trustworthy, dedicated, and honest. Period. He's not gimmicky or looking to push you into the first deal that comes across. He's adept at modeling the cost for improvements and financing alternatives, is patient, and appreciates that clients are not one-size-fits-all.
